What Home Warranties Cover

Decision Guide

When a Home Warranty Makes Sense

Good Fit

Home is 5+ years old with original systems
HVAC, water heater, or appliances are aging
You prefer predictable costs over surprise repairs
You do not have $5,000+ in emergency savings
Seller offered a warranty as part of the deal

May Not Need It

New construction with builder’s warranty (Tarion in Ontario)
All major systems recently replaced
You have strong emergency savings ($10,000+)
You have a trusted contractor for quick repairs
Home is less than 3 years old

Tarion Warranty for New Builds

Ontario new homes are covered by Tarion Warranty Corporation. This provides 1-year warranty on workmanship, 2-year on systems (plumbing, HVAC, electrical), and 7-year on major structural defects. ProScore verifies Tarion coverage for Ontario builders. A separate home warranty plan is typically unnecessary for homes still under Tarion coverage.

Watch Out

Home Warranty Red Flags

1

Pre-existing condition exclusions buried in fine print

Many warranty companies deny claims for issues they determine existed before the policy started. Read the exclusions section carefully.

2

Cap on repair/replacement that is too low

If your furnace dies and the warranty caps at $1,500 but replacement costs $4,000, you pay the difference. Check per-item caps.

3

They choose the contractor, not you

Some warranty companies use the cheapest contractor available. Ask if you can use your own licensed pro or request a different one.

4

Long wait times for service calls

A warranty that takes 2 weeks to send someone when your furnace dies in January is worse than no warranty. Check service level agreements.

5

Aggressive upselling of premium tiers

If the base plan excludes critical items (water heater, AC), the company is using bait pricing. Compare total cost of what you actually need.

Prevention
